Yes, that is a mouse nest in the upper right hand corner. This pushmatic panel was way overdue for replacement.

Corrosion on one of the main lug connections created resistance / heat and melted the insulation on the main service conductor. A fire waiting to happen.

Leaking Water Heater
This water heater was in a 4-plex. Water was literally streaming out of the bottom. It should have been replaced years ago.

Classic cable guy wiring. The electric panels were actually in good shape with the exception of the unsecured cover.

This was actually builder error, not settling or shifting. They are not visible in the photo, but there were even larger gaps lower in the chimney.

Two photos that illustrate what can happen if a home is not properly sited and landscaped. This home is built about 30 feet away from a pond. The elevation drop from the house walkout to the pond is less than 2 feet. After some steady rains it looked like the house had a moat installed.
